Now we take the pile of napkins, spreadsheets, brochures and web print outs and develop a couple of preliminary elevations, floor plans and a budget estimate. We fine tune and discuss efficiencies and design elements.




Once we narrow down our design and construction specs, we create a formal budget and if you need, a presentation package for your financial institution. If you need financing we offer solution partner lenders that can provide construction lending, equity lines and ultimately permanent mortgages if you need. We can save you thousands in financing costs in some cases and that alone is worth hiring a professional project manager!

Time to Prep the Land
We can take raw land and turn it into a viable building location. You may have a small lot or an acreage tract with multi-use needs. We can do the excavating, grading and terra forming to prepare the site. We also can build roads and develop right of ways as well as engineer, seek approval and construct necessary utility extensions or on small on site physical plants or septic systems.

This Looks Like a Good Place to Build
Once we have the site prepared, its time to finalize all the site engineering and production designs. Once all site designs are approved we begin footings and a foundation from those engineering plans we produce for the client.

This is the beginning of the fun. Your project goes from some concrete in the dirt to a three-dimensional structure that will take shape into the final product. Whether it is custom frame, truss and stick, metal or even concrete form walls, we have the trades to raise the walls and begin the visual transformation from paper to building.

How We Run This Building
This building won’t run itself. You need electrical, plumbing, HVAC and home automation. We design and rough in all the systems it takes for your home or business to function. We also now offer home automation in wired in or wireless configurations. Plan now for the future whether it is geothermal HVAC, panic or safe rooms, multipurpose commercial or networking systems, we can incorporate all your needs without adding additional parties.

Now Comes the Decorating!
Now the fun begins for you, the client. We begin the process of applying the trims and finishes to both interior and exterior parts of the building. Paint colors, wall textures, millwork, and floor coverings in addition to lighting and plumbing fixtures come together in harmony to realize your vision of he finished products.
Cabinetry and built in furniture is installed and the detail work is completed by our craftsmen.
SERVICE: Trim and Finishes
Once the project is complete we offer several warranty options as well as new maintenance agreement programs that we have begun implementing. We also offer no charge inspection consultations any time you have a concern or new idea to get the most from your property. This program continues as long as you own the building.

SERVICE: Final Touches
We are almost there, the last exterior items are completed and landscape plants and hardscape items are built and installed. In the case of commercial buildings, signage and directionals are erected. The last cleaning and county inspections complete, the property is ready for occupation and the keys are handed to you.
It was a lot of work but it turns out, with good project management, that it wasn’t all that hard. And the result? Worth it!
